Whatever the weather or time of year, our self-catering cottages and timber-framed properties are ready and waiting for families and groups of all sizes eager to get away from it all and holiday together!
Spread around the estate and enjoying the same views, tranquillity and easy access to Ambleside that our en-suite rooms offer, we have properties suitable for small families, families and friends meeting up to share the fun, and bunkhouse options for larger activity groups of 35 or more!
We also offer five electric hook-up pitches for motorhomes and campervans.

Hestead House (Sleeps 9)
This lovely, self-contained, characterful and homely cottage sleeps up to 9 guests over two floors and includes an ensuite twin room and wheelchair-friendly wet room both on the ground floor.
Upstairs there are two large bedrooms, one of which sleeps 4 in bunk beds and one for 2 people in either a double or twin bed depending on preference, plus a separate single room, complete with bathrooms and storage areas.
The house is comfortably furnished with a fully fitted kitchen (to enable groups to self-cater) and includes a large lounge with sofas, flatscreen TV and an iPod docking station.
Eagle Crag (Sleeps 20)
Eagle Crag is a purpose-built, well-equipped self-catering bunkhouse, sitting in its own woodland setting with complete privacy, plenty of playing out space and dedicated parking.
It can accommodate up to 20 people in dorm-style bunks, so ideal for family gatherings or walking and outdoor activity groups visiting the Lakes together. There is a fully-equipped kitchen and a dining area that seats the whole group in one sitting.


Old Brathay (Sleeps 39)
With 9 rooms (mainly bunk-style), in total the house can accommodate up to 39 guests with Wi-Fi throughout. It boasts 2 relaxing lounge areas with comfy sofas, televisions and even some fun group games, like table football. There are also 2 airy group rooms, shower facilities and a small kitchenette for preparing light meals.
Guests looking for a larger kitchen and dining space have the option of adding the adjacent Little Brathay to their booking, which has a fully fitted kitchen with large dining area that can hold up to 70 people.
39 not enough? Then add Lingmoor to your booking, sleeping up to 59 across two buildings.
Shackleton Lodge (Sleeps 32)
Shackleton is the largest of our two purpose-built, well-equipped self-catering bunkhouses and like Eagle Crag it also sits in a beautiful woodland setting surrounded by open-space with ample parking for all.
Ideal for youth groups, fellow adventurers, or families and friends holidaying together, there are plenty of bunks for all and a fully-equipped kitchen and dining block is just a few steps from the lodge, plus a built-in all-weather BBQ beneath the natural leafy canopy that the tall trees provide.


Lingmoor (Sleeps 20)
Recently renovated, Lingmoor is a characterful, 6-bedroom, self-catering property that can accommodate up to 20 people in total.
It offers small comfy dormitories in self-contained blocks with drying rooms and bedding included. A large group space upstairs boasts a new kitchen with space to dine, comfy sofas, games and a TV. Hosting an event? This flexible space can be set up to meet your needs, just request a call to enquire.
If you need to accommodate more people, add nearby Old Brathay to your booking which sleeps 52 across both buildings.
Flying solo?
GRAB ONE OF OUR EXCLUSIVE CAMPERVAN SPOTS
Located within the peaceful grounds of Brathay Hall, we have just six grasscrete pitches available for weekend stays, and some mid-week stays in summer, including electrical hook-up.
- Access to a water supply is available on site with a tap opposite the electric points.
- You are welcome to enjoy the grounds of Brathay Hall during your stay.
- We are unable to offer toilet or showering facilities, or disposal of chemical toilet waste.
- Whilst canopies for campervans/motorhomes are fine, we do no permit pitching of tents.
Please note: the site is on sloping ground, so level-up wheel ramps may be required.
